Most insurers will normally renew but with a very high flood damage excess (i.e. the first amount of any claim that you make). In some circumstances, where steps have been taken to minimise the possibility of another flood occurring, they may agree to renew at normal policy terms. It is well worthwhile discussing your options with your insurance adviser, in advance of renewal.

Thats all very well but what's the situation if i am thinking of buying a house in an area with a previous history of flooding?

This will vary considerably depending on the circumstances. Some areas which have received remedial work after a flood (i.e. Drumcondra in Dublin) should be OK, but if you are looking at a property in an area with a history of severe flooding such as parts of Ballinasloe, may present severe problems.

Remember insurance is all about protecting you against something which may only happen, not something which is almost inevitable. additionally if you can't get flood property on a property you almost certainly won't be able to get a mortgage on it either.

Therefore check with your insurer or broker before you commit to purchasing any property in a flood prone area.
